1) Goodrich Auction Company must receive at home office the Client/Purchaser name, address, signature and phone on this Participation Form no later than 5:00 P.M. one day prior to auction date.
2) On the day of Auction, the Salesperson/Broker must register their Client/Purchaser and be present with the Client/Purchaser throughout the Auction. In the event, the Client/Purchaser is a successful buyer of the subject property, the above mentioned Salesperson/Broker must attend closing.
3) If the above named Client/Purchaser has called our office about this specific property prior to notification from the above Salesperson/Broker; or the Client/Purchaser is on the Goodrich Auction Company mailing list prior to notification; then, the Salesperson/Broker would not qualify for a commission.
4) In the event an "Open House" was conducted on the subject property and the Client/Purchaser’s were present at the "Open House", the above licensed Broker/Salesperson MUST have been present with their Client/Purchaser at said "Open House" to be eligible for a commission from the sale of the subject property. In the event the subject property did or did not have an "Open House", the above licensed Salesperson/Broker must have personally shown the subject property to the Client/Purchaser’s.
5) The aforementioned licensed Broker/Company must be a reciprocating Broker/Company. A fee or commission will not be paid directly to a person with only a Real Estate Salesperson License, only to their sponsoring Broker/Company.
6) If Client/Purchaser is the successful bidder of said property stated herein and the above licensed Salesperson/Broker meets all of the requirements, as commission, a total of _______Percent of the gross sale price of the property or $__________ minimum will be paid to the above licensed Broker/Company. NOTE: Agent cannot represent themselves to collect commission on buyers side unless otherwise disclosed.
7) There will be only one commission paid to a Salesperson/Broker. If a Client/Purchaser is represented by more than one Salesperson/Broker, the first Salesperson/Broker participation form received in the office of Goodrich Auction Company will be the only participation form considered.
8) MLS protect period is only valid with the Top Bidder on day of auction. (If applicable.)
9) There will be no exceptions to any of the above terms or conditions.
